Is there a Homeowners Association?
Yes. The Kootenai Creek Village Homeowners Association is operated by the homeowners. Its Board of Directors consists of elected KCV homeowners. Monthly meetings are held, and all homeowners are invited to attend. There are also events for the homeowners' enjoyment, such as a annual barbeque.
What does the Association Fee Cost?
Average HOA fees avg. $158 per month.
What does the HOA Fee Cover?
HOA fees cover basic lawn maintenance, snow removal (after 2 inches), use of community clubhouse and common areas, water and sewer, and reserve fund. More services are available for an added fee.

What utilities am I responsible for?
Homeowners are responsible for natural gas, electric, and trash removal. Homeowners also provide their own cable/satellite TV, phone and internet service.

Do I own my lot?
Yes. Each town house lot is owned by the individual homeowner. We have 24 condominiums with condo titles . Each homeowner is responsible for their property taxes, which can range from $900 to $1900 for a $200,000 to $300,000 home. (Values are estimates and subject to change without notice.)

Is there a warranty on my new home?
Yes. Each new home we build has a limited builder's WARRANTY on the structure.
Will I have a well or city water?
Kootenai Creek Village has its own state certified water and sewer system that are maintained by a state certified technician on site, providing you with quality assurance and peace of mind.

Can I have a fenced-in yard?
Fences are permitted if they are less than four feet high, and meet the design standards of the Architectural Committee. Lawn maintenance within the fence perimeter becomes the responsibility of the homeowner.
Can I have pets?
Normal household pets are permitted provided they are kept on the leashes when they are outside, and they are cleaned up after. See the CC&R's for more details.

Can my grandkids visit?
Yes! Visitors are always welcome.

How long does it take to build a home?
Construction can be completed in as little as 120 days.

What's in the clubhouse?
The clubhouse has a kitchen, large gathering room with game tables and a seating area, as well as exercise equipment. All homeowners have access to the clubhouse and may reserve it for special events.

Are there currently any homes for sale?
Yes, there are homes for sale. There are condos that are up for resale by the owners, and there are lots available for new construction as well as a few completed homes that are available.
